Property development and negotiation

From gathering property information through to negotiating rent, deposits and rent-free periods, and completing the contract.

Financial planning

We calculate the break-even point and the payback period from projected sales, cost ratios, labour costs and fixed costs, and decide whether to proceed.

Design and construction management

We manage the schedule and the cost of store layout, interior work, and the procurement of fixtures and kitchen equipment.

Opening preparation

We handle permits and licences, the hiring plan and preparations for opening promotions.

Post-opening review

We examine the gap between plan and results and feed it back into the criteria for the next opening.

Policy

Locations are decided by numbers

We never settle on a property simply because there is plenty of foot traffic or because the atmosphere feels right. Even with the same passing traffic, sales change entirely depending on why those people are there.

We translate the trade area's population profile and pedestrian flow, the position of competitors, and the ratio of rent to projected sales into figures before we decide. If a property does not add up, we walk away, however far the discussion has gone.

We also welcome enquiries and proposals from companies considering a new store and from owners with a property to offer.
